Riyadh Neighbourhood Property Prices in 2026

Published 30 June 2026

The Riyadh property market in 2026

Riyadh is urbanising fast, driven by the mega-projects and Vision 2030, and that shows up as rising property prices across most neighbourhoods.

Average prices by neighbourhood

Prices differ markedly between the affluent northern districts such as Al Yasmin, Al Malqa and Al Narjis, and the more moderately priced central and southern districts.

What moves the price most

  • Location, and how close it is to services and main roads
  • The age of the property and the standard of its finish
  • Plot and built-up area, and the number of facades
  • The type of title deed, and whether it is free of restrictions and liens

How do you know the price is fair?

Thibrh Real Estate compares every property against the market average in its own neighbourhood, and gives you a transparent estimate before you decide to buy or sell.
